Right Way’s 4-Step Patio Restoration Process
Step #1 is the brightening the brick pavers to kill organic bacteria that causes mold, mildew and staining in the brick surface. This step is often skipped by many vendors, and often they seal right over the bacteria.
Step #2 is a deep HOT power wash cleaning to penetrate the brick surface and open the pores for sealant. Most vendors only use cold water which is more destructive.
Step #3 is removing all the remaining sand and dirt to the base of the bricks if possible. Our goal is to have the restoration process last the longest, so extensive preparation creates the best bonding. Many local companies cut corners which
Step #4 is to seal the bricks and polymeric sand. The 4th step is to seal the top of the bricks. We only use top grade commercial sealers that are compatible with the existing bricks. Both matte and gloss finishes are available along with anti-skid enhancements.
How Often Should I Soft Wash My Patio?
Unfortunately, there is no common one-size-fits-all solution to determine how often patio cleaning is necessary. In many cases, it should be done on a yearly basis - often during the start of the season to remove autumn and winter foliage left unchecked. If a patio is in heavily shaded areas, or is often wet by storms, receives runoff or is in range of sprinklers, the patio may require more cleaning.
Signs that your pavers need attention is weed, grass, or moss growth on or in between bricks. Other common issues are mold and mildew, dark stains, sinking spots, water damage, uneven surfaces, loose, or protruding bricks or drainage issues.
There are other factors to consider such as the patio’s finish and the type of organic growth that is present. A SoftWash solution can be applied to an old deck or patio as well as a new one.
SoftWash isn’t a replacement process for sealing or staining, but it is by far the best method for cleaning.
Brick & Paver Cleaning
Power washing is probably the most widely used method for cleaning bricks or pavers. In many cases this is the appropriate method, but it depends on what you are trying to accomplish.
If you are looking to remove surface dirt only, pressure washing a great method. The combination of hot water and high pressure will do a great job on these hard surfaces.
However, if you have algae, mildew or mold then pressure washing will fall short. Hot power washing doesn’t kill bacteria.
Right Way has extensive experience in all power washing techniques, and we offer both hot water pressure washing and SoftWash power washing methods - and sometimes a combination of both.
To get the best cleaning solution, other factors need consideration, such as the age of the bricks or pavers. If a sealant was used, it is best to know when it was treated and, if possible, what type of sealer was applied. Lastly, you should consider how each treatment will impact mortar, grout or sand filling and how that will impact the entire project.
Brick Restoration and Maintenance
Often, Right Way’s SoftWash system for brick pavers is the best solution. It is the least abrasive method and effectively kills bacteria. While most landscapers pressure wash brick pavers, they either don’t use, or don’t know how to apply detergents - nor do they understand how effective they can be in preventing algae, mold and mildew growth, so pressure washing can be a waste of time and money.
Our inspection process will determine if there are repair or drainage issues. After repairs are completed, the next steps are to clean, kill algae, prepare area for sand and sealing.
Right Way’s clients are amazed at the outcome of our process, and the amount of time our cleaning process lasts compared to pressure washing alone. Contact us today for a free estimate!
